Guidelines

Fair Housing

Red Maples adheres strictly to all requirements of Fair Housing laws. We do not discriminate against any applicant for any reason of race, color, religion, national origin, sex, sexual orientation, disability, and familial status. 

Occupancy

Maximum occupancy is limited to two (2) persons per bedroom unless otherwise specified by local municipal ordinance. 

Application

 All individuals 18+ years of age residing in the home must complete the following:

  • Submit a completed online application
  • Undergo the applicable screening process
  • Provide necessary documentation including a valid government-issued photo ID 
  • Pay a non-refundable application fee

Application Fee

Applications must be accompanied by an application fee to be considered. Without this fee, the application is considered incomplete and will not be processed. These fees are NON-REFUNDABLE, even if the application is not accepted.

Income

 All leaseholders are required to provide proof of combined household, verifiable income of three (3.0) times or greater than the monthly rent. Guarantors are required to provide proof of verifiable income of five (5.0) times or greater than the monthly rent. Acceptable proof of income documentation includes (but is not limited to): payroll/check stubs from the most recent 30 days, bank statements for the past three months, SSI/SSDI award letters, W-4s dated within the past 6 months along with verification of current employment status, 1099s dated within the past 6 months along with verification of current employment status, financial institution Proof of Funds letter.
 

Unverifiable income will NOT be considered.

Credit

 Credit history screening will be completed for all applicants to establish rental eligibility based on a weighted credit model. Factors negatively affecting this model include, but are not limited to: payment behavior, liens, judgments, bankruptcies, utility debt, charge-offs, eviction activity, and delinquent accounts (current or historical). Applications will be denied for the following:

  • Open/active bankruptcy filings 
  • Bankruptcies discharged within the past 12 months 
  • Open eviction filings/unsatisfied eviction judgments
  • Unpaid/outstanding landlord debt regardless of dispute status

Criminal History

 A criminal background report will be obtained for each applicant. All criminal records are evaluated from the date of disposition, regardless of the applicant’s age at the time the offense was committed. The application will be denied for the following:

  • Certain felony convictions, subject to applicable law
  • Certain misdemeanors, subject to applicable law
  • Felony convictions for any sex-related offenses, regardless of conviction date
  • Any individual on the OFAC’s SDN list

These requirements do not guarantee that residents or occupants currently residing in our homes have not been convicted of, or subject to, deferred adjudication for a felony, misdemeanor, or sex offense requiring registration under applicable law. Our ability to verify this information is limited to the information made available to us by the applicant and third-party screening service.

Rental History

 A rental history verification will be attempted on all applicants. A minimum of 12 months of positive rental history is preferred. Applications will be denied for the following:

  • Any eviction filings within the past 12 months
  • Any prior eviction judgments satisfied within the past 12 months

Renters Insurance

All leaseholders and occupants are required to be covered by a renters insurance policy with a minimum of $100,000.00 of personal liability coverage. “Red Maples, LLC” must be named as an additional insured/interested party as of the lease start date and during the course of the lease. 

Animals

 Select homes are pet friendly. Please confirm a specific home’s eligibility with a representative prior to applying. Homes that do permit pets have a limit of two (2) per home and are subject to HOA and local ordinances. Approval is required for each animal and evaluated on a case-by-case basis. Some breeds and ALL exotic animals are restricted, and the following fees will apply:

  • $200.00 refundable deposit/animal
  • $20.00 additional rent/month/animal
     

These fees are subject to change without notice and may vary by property. Please confirm with a representative prior to applying.

Smoking

 Smoking is not permitted inside any of our homes. 

Other Fees

 Other monthly fees may apply depending on the specific home you choose. For additional information regarding other fees, please contact a representative for further details. 

Reserving a Home

 An application does not hold the home, and all applications are considered simultaneously. Once an application has been accepted, the applicant(s) will be eligible to reserve the home and remove it from the market by:

  • If the home is passed Municipal Inspections we require $500.00 of rent (this fee is non-refundable but creditable)
  • If the home is passed Municipal Inspections we require the signing of a Lease Agreement that starts within 21 days from approval.
  • If the home is NOT passed Municipal Inspections we require $500 (this fee is non-refundable but creditable)
  • If the home is NOT passed Municipal Inspections we require a hold fee agreement to be signed. 

All homes remain on the market and available to all accepted applicants until a holding fee and agreement are received. Hold fees will be credited to prorated rents.

Lease Start Date

 Applicants are required to take possession of the home within 21 days of the hold start date. Failure to do so may result in the application being canceled and the home being placed back on the market. 

Move In Requirements

 

Prior to receiving possession of the home, all applicants must complete the following:

  • Have a fully executed lease agreement
  • Activate all required utilities
  • Provide proof of renters insurance
  • Obtain and submit a copy of any required occupancy permit(s)
  • Have paid all required move in monies via certified funds or other approved method of payment
