Applications must be accompanied by an application fee to be considered. Without this fee, the application is considered incomplete and will not be processed. These fees are NON-REFUNDABLE, even if the application is not accepted.
All leaseholders are required to provide proof of combined household, verifiable income of three (3.0) times or greater than the monthly rent. Guarantors are required to provide proof of verifiable income of five (5.0) times or greater than the monthly rent. Acceptable proof of income documentation includes (but is not limited to): payroll/check stubs from the most recent 30 days, bank statements for the past three months, SSI/SSDI award letters, W-4s dated within the past 6 months along with verification of current employment status, 1099s dated within the past 6 months along with verification of current employment status, financial institution Proof of Funds letter.
Unverifiable income will NOT be considered.
Credit history screening will be completed for all applicants to establish rental eligibility based on a weighted credit model. Factors negatively affecting this model include, but are not limited to: payment behavior, liens, judgments, bankruptcies, utility debt, charge-offs, eviction activity, and delinquent accounts (current or historical). These requirements do not guarantee that residents or occupants currently residing in our homes have not been convicted of, or subject to, deferred adjudication for a felony, misdemeanor, or sex offense requiring registration under applicable law. Our ability to verify this information is limited to the information made available to us by the applicant and third-party screening service.

All leaseholders and occupants are required to be covered by a renters insurance policy with a minimum of $100,000.00 of personal liability coverage. “Red Maples, LLC” must be named as an additional insured/interested party as of the lease start date and during the course of the lease.
Select homes are pet friendly. Please confirm a specific home’s eligibility with a representative prior to applying. Homes that do permit pets have a limit of two (2) per home and are subject to HOA and local ordinances. Approval is required for each animal and evaluated on a case-by-case basis. Some breeds and ALL exotic animals are restricted, and the following fees will apply:

An application does not hold the home, and all applications are considered simultaneously. Once an application has been accepted, the applicant(s) will be eligible to reserve the home and remove it from the market by:
